Heddes Bouw & Ontwikkeling is a business unit of Ballast Nedam, serving an attractive region, the so-called ‘Randstad’. This part of the Netherlands comprises the four largest cities and their surrounding areas. The demand for construction is exceptionally large. Besides the 200 employees under contract at Heddes, we also work with a flexible deployment. We treat these people as our own. From planner to foreman, everyone knows each other. We are a tight-knit team and have our own strong network.

Niels Doodeman, Director of Heddes Bouw & Ontwikkeling: ‘To us it does not matter whether it is a home, hotel or parking garage. If we can use our people’s skills and creativity to realise it, a ‘yes’ from Heddes becomes a true ‘yes’. We immediately take responsibility for the project, taking worries away from the client. An integral approach from start to finish

‘The best solutions appear if we are involved from the start of a project. Building developments in urban environments often come with logistical challenges. They demand a well-considered approach. Collaboration, creativity and a solution-oriented approach are key. Collaboration, our down-to-earth mentality and our ambitions distinguish us. There is a strong team spirit, that has great effects: the lines of communication are short and decisions are made quickly’, states Doodeman.

Inner city project with challenges

Doodeman is passionate about his business unit and the completed and upcoming projects. He states the distinctive qualities of the company come to light at the project Kavel 1N2 ‘Gare du Nord’ in the station area of Amsterdam-Noord. 361 units of rental and student housing, two hotels and a two-storey parking garage will be realised there. Construction started in March 2019 and the expected completion is end-of-year 2021. There are significant challenges in this urban project:

  • Extremely limited space to work.
  • A challenging environment that is in heavy use.
  • Tight deadlines during the preparation and construction.

Excellent preparations create space for competitive solutions

Our best business card is our portfolio of previous projects. This experience also brought the tender for Kavel 1N2 ‘Gare du Nord’ to our attention. Common thought was that it would be impossible to build on such a small lot. However, we took on the project with conviction and commitment. Extensive preparations and calculations gave our colleagues the required confidence to take on this complicated project. Doodeman: ‘We increase our confidence by creating insights and decreasing risks. This allows us to execute courageous solutions and establish a broad support base within the organisation.’

Pouring concrete on a Saturday

Due to environmental safety and procedural requirements, the pouring of 2,000 m³ of concrete on the Kavel 1N2 ‘Gare du Nord’ building site could only take place on a Saturday. The result: an incredibly tight schedule. On the day itself, the neighbourhood was prepared, workers were ready, traffic controllers ensured the safety of residents, and passers-by, 26 concrete trucks drove on and off – and both our board of directors and the client came by to have a look. That is what we call ‘breaking new ground together’.

I recognise my own passion for construction in Heddes, where we take on challenges together. After serving in several capacities, I have been a board member for the last 18 years. We became a part of Ballast Nedam 9 years ago, and I have had final responsibility for our beautiful company as Director ever since.
