Ballast Nedam Development creates healthy comprehensive urban areas. There are many great examples, including de Groene Loper (The Green Avenue) in Maastricht – the ultimate example of urban development that takes into account the impact on our entire ecosystem: locally, globally and in the future. The project revolves around innovative and sustainable solutions and valuable partnerships.
Creating the urban life of tomorrow
Ballast Nedam Development is well-known for its urban developments, such as the Food Center in Amsterdam. Buildings that used to house wholesalers were converted to residences. Two other examples are the Cartesiusdriehoek in Utrecht and the Urban Interactive District next to the Johan Cruijff Arena in Amsterdam, where residences are mixed with a theatre, shops and offices. These mixed-use projects are large and complex and are shaping the cities of the future.
Passion and dedication
De Groene Loper in Maastricht comprises all these aspects. Our people give their heart and soul to develop a future proof and high-quality development including 1,145 homes. We give a new purpose to an area that was anything but attractive to live, work and spend free time. We are developing energy-neutral homes. We boost biodiversity by creating luscious parks and preserving existing nature. We even incorporate bird- and bat boxes into the facades. We truly do justice to the name of the project: ‘de Groene Loper’. We can only achieve this with endless dedication to create the perfect environment for all stakeholders involved. According to Onno Dwars, Director of Ballast Nedam Development, everyone involved takes pride in the project: ‘There is so much more to this project than the economic value. Our people get the freedom and trust to make a difference. That leads to innovative solutions in areas such as sustainability, biodiversity and clever construction.’
De Groene Loper
Ballast Nedam Development participates in the consortium Avenue2 as an area developer and is transforming one of the most-polluted areas of Maastricht into the healthiest living, working and leisure area in the city. The project comprises 1145 homes, including a park that is the centre of the entire area. Two neighbourhoods that used to be separated by the A2 highway are now connected, because 2.6 kilometres of the highway has been moved to an underground tunnel.
At the forefront of sustainability
The high company standards ensure striking results, results that are being recognised. The Dutch Green Building Council (DGBC) awarded Ballast Nedam Development four out of five stars for de Groene Loper in 2019. The team consciously makes their efforts visible and measurable to know the added value of their initiatives. ‘We are at the forefront of sustainability. Being a front-runner requires us to create a different level of quality, creating a better quality of life,’ says Dwars, who lists several innovations incorporated into de Groene Loper.
1. Climate adaptive
To be adaptive to future changes in the weather we store rainwater. Moreover, there are no local CO₂ emissions.
2. Building without gas
In 2017, Ballast Nedam Development was the first Dutch developer to radically stop developing houses that use fossil fuels (gas) and to start to only develop houses with sustainable alternatives such as electrical cooking. We have brought that into practice in all our projects since.
De Groene Loper is connected to a rich, rural area. Therefore, we feel obligated to give nature space inside the district as well, by enhancing biodiversity and developing in a nature-inclusive manner.
4. Healthy urban living
Ballast Nedam Development creates a healthy urban environment, where people can live longer, happier and in better health. These are leading themes in the design choices we make and the elements we integrate in the area. New mobility concepts, community building and stimulating exercise for residents are possible examples. Purposeful design stimulates people to explore and connect with each other. All this increases people’s well-being.
5. Smart buildings
Polluted air is one of the top-three causes of disease. Ballast Nedam Development created the Pure Air system, which continuously monitors air quality and cleans the air when necessary.

At the Berckelbosch project in Eindhoven, Ballast Nedam Development collaborates with the Ballast Nedam Zuid colleagues.
